Reports to: Senior Property Manager
Status: Full-time Hourly w/ benefits

General Functions:

  • Conduct one’s self in a positive and professional manner at all times that is consistent with the goals, philosophy and mission of The Wiseman Company.
  • In coordination with the Senior Property Manager, organize and manage the maintenance, repair, construction and alteration of commercial properties to protect the owners’ investment of the facilities while meeting the needs of tenants and their clients.

Essential Qualifications:

  • Ability to work with a flexible schedule as necessary;
  • Proper use of pressure washers, power tools and ladders;
  • Provide building inspections for safety hazards, maintenance needs and disability access requirements;
  • Respond to building user complaints;
  • Clean, paint and stain miscellaneous surfaces;
  • Keep accurate records of time and material;
  • Maintain company equipment;
  • Perform preventative and corrective plumbing work (replacing washers, faucets and flush valves; repairing pipes and drain lines; adjusting water flows; etc.);
  • Perform preventative and corrective electrical work (changing light bulbs, relays, ballasts and fixtures; installing outlets, wiring and motion sensor switches; checking circuit breakers and amperages; etc.);
  • Perform preventative and corrective carpentry work (demolishing, repairing, constructing and assembling walls, furniture, fences, shelving, molding, doors, door closures, roofs, ceilings and floors, etc.);
  • Perform other work as assigned.

A reliable motor vehicle equipped to haul tools, equipment, supplies and debris.

Tools and equipment will be provided by The Wiseman Company.
Safety equipment and clothing will be provided by The Wiseman Company.

Physical Demands and Environmental Characteristics:

The job emphasizes speech, vision and hearing. The job is performed in a variety of indoor and outdoor settings, climates and conditions requiring contact with adverse weather conditions, traffic, noise, odors, gases and vibration factors. The job requires physical activity over uneven and inconsistent surfaces: climbing, balancing, stooping, kneeling, crouching, crawling, reaching, standing, walking, pushing, pulling, lifting and grasping. The job requires occasional exposure to dust, chemicals, fumes and mists. The job requires routine lifting of objects weighing up to 70 pounds.

Specific Qualifications:

Age 18+, high school diploma or equivalent, valid California driver’s license with a satisfactory driving record, equivalent of two or more years experience in maintenance and/or construction. COVID vaccination is required.

Knowledge of/Practical Experience with:

Ability to estimate labor, material and supplies necessary to perform specific assignments; Tools and methods associated with building maintenance activities; plumbing, carpentry, mechanical and electrical concepts associated with building repair and maintenance; heating and cooling systems; blueprints; time management and scheduling projects; safe work practices ensuring that precautions, regulations and industrial hygiene are observed during all work activities.
